53 Brambles Chine is a two bedroom holiday cottage, where the site is managed by Linstone Chine Management Co.Ltd., and the individual property owned and managed by Pasithea IoW Ltd, The Old Gas Warehouse, Frome Road, Bradford on Avon, BA15 1HA.

The property is of conventional brick and block construction. It has a laminate over chipboard and concrete floor throughout. Internal ceiling and wall surfaces are of non-combustible plasterboard. The party wall is cavity construction, and each side is clad with extra thick 15mm plasterboard.  The property has a flat rock wool insulated roof, finished in felt over batons.

The property has a floor area of just under 40 sq m, the main entrances leading in to the living room / kitchen via a sliding double glazed door. This is the main unobstructed exit in the event of a fire, and is sited adjacent to the kitchen area where fire is most likely. 

An alternative escape route from the twin bedroom is via outward opening windows, fitted with thumbscrew quick operating locks.

An alternative escape route from the bathroom is provided via the bedroom lobby, into either bedroom, which is protected by a door into the living room (not a fire door).

The property has a fire blanket and fire extinguisher located in the kitchen area next to the exit door. Emergency lighting is provided by a hand generator torch which does not require batteries, and is annually tested. As per current regulations the property has smoke and heat detectors. A carbon monoxide detector is also fitted and the battery is changed annually. All detectors are tested during the changeover process between lets.

Soft furnishings in the lounge are compliant with fire and safety regulations. 

All portable electrical fittings have current PAT test labels, or have been purchased recently. The gas combi-boiler and gas cooker both have gas safety certificates.

Protection of cleaners and laundry

  • Bag linen carefully without shaking to avoid causing dust. Wearing mask and gloves. 
  • Wash dirty linen at recommended temperatures, after standing bagged at least 3-days.
  • Different bags are used for dirty and washed linen.

Protection of guests

  • Avoid cross-contamination by wearing mask and gloves.
  • Thoroughly clean.
  • Sanitise every high-touch surface, using anti-viral disinfectants.

Gas 

  • Valid certificate in the guest information pack. 
  • Notice to ensure each cooker lid is down to cut supply. Two handed gas ignition.
  • Electricity – RCD checked during each visit.

Fire – Check both heat and optical alarms during each visit

Carbon Monoxide – Check carbon monoxide alarm during each visit
