Access Statement

This document concerns the suitability of 53 Brambles Chine for those with disabilities.

The property is a self-catering, single storey unit on a level grassed section of the site. It is managed for holiday let purposes by Linstone Chine Holiday Services Limited, which operates from the site and has emergency contact options outside of office hours.  

A reception and office for the site, which has level access, is approximately 30 metres from the property and during normal working hours staff are able to assist with emergency needs, although they do not have any special training in dealing with specific requirements.  This assistance extends to general letting issues and help with the property.

The site is approximately 4km from the Yarmouth vehicle/passenger ferry, from where taxies are normally available, and is approximately 800m from the nearest bus stop. Vehicular access to the site is practical, although via a single track, newly resurfaced tarmac road, which has speed humps and areas where cars can pass. A 20 mph speed limit is marked, and is also the speed limit on-site.

The site launderette is on the same small complex as the office and can be accessed over tarmac with the exception of the last 15 metres which is over a loose shingle car park. The entrance to the launderette can be accessed with a ramp which can be supplied on request by staff.

The property can be reached via a thin concrete path approximately 5 meters long, from a tarmac surfaced road behind the property for loading/unloading with some parking on a first-come-first-served basis.  This access route is level though less than 1m wide in places and includes a raised kerb at the roadside.   The property can also be accessed across a level grassed area between the main car parking area and the property, approximately 30m in distance. This approach therefore can therefore become wet and slippery and use of the path along the side of the property to the rear is recommended. 

Entry to the property is via a 10cm step to a sliding UPVC door with a further 10cm sill. All internal doors are 75cm and all floors are level, fitted with modern laminate.  

There are audible smoke (optical), heat, and carbon monoxide alarms.

The property is level within. There is a standard flat bottomed bath, standard WC and no grab handles. No special facilities are provided.

Pets are not accepted with the exception of guide dogs. Owners pets however are allowed on-site, and may be encountered. Site rules specify that dogs must be kept on a lead at all times other than where permitted to be off-lead in the gorse field separate from the playing field.

Pedestrian access to the beach is via a footpath from the central car park, a steep slipway, and further steps. Current access to the beach is not suitable for those of limited mobility. Colwell Bay is a 5-minute drive away with disabled PAYG parking. Although it also does have a slopping slipway it is less acute, making it safe for wheel chairs and push chairs.
